Our History In Fort Myers

Denny has been selling homes in the SW Florida area for over 35 years and is a respected real estate agent/expert, one that offers an unparalleled range of expertise to home buyers, sellers, builders and developers.

Denny’s daughter, Morgan Grimes, was born and raised in Fort Myers, FL. She attended ESC Elementary School and Ft. Myers Christian Middle School where she broke the 100 yard dash record in track with a time of 13.1 seconds and won a Christian scholarship award for outstanding leadership. She attended Bishop Verot in 2000 and played varsity basketball for 4 years. She was “Top Point Guard” in the state of Florida her junior year making it to the finals 4 times.

Morgan went to FGCU in 2004 and graduated in 2008 with a Bachelors in Science degree. She also interned at Action Coach, Harley Davidson Corporate office in Ft. Myers.

Both Denny & Morgan Grimes have been extensively involved in the Fort Myers community, taking part in and hosting numerous fundraisers and events.

Our History In Gateway

The Gateway Sales & Information center was established in 2015. Denny Grimes was the first Realtor to sell in the Gateway Community in 1990 and has sold over 1000 homes in Gateway since that time. Morgan has been a Gateway resident since 1994,  she played soccer at the Gateway Soccer Association from the ages of 8 to 14. She worked at the Boulevard Tavern during her college years and is currently a member of the Gateway Golf and Country Club as well as on the membership committee for the club.

Morgan started a new BNI Chapter in 2015 (Gateway Business Leaders) which helped generate over $200,000 in referral business for the group. Currently there are over 28 members and it is one of the fastest growing BNI Chapters in SW Florida.

Real Estate

Denny is a Certified Distressed Property Expert (CDPE), Certified Residential Specialist (CRS), Certified New Homes Sales Professional (CSP), Accredited Buyers Representative (ABR), and a respected real estate seminar speaker and trainer.

Morgan received her real estate license in 2009. She is also a Certified Distressed Property Expert (CDPE) which allows her to help sellers get through a successful short sale.  In her first year on the Denny Grimes Team, Morgan sold 43 homes and did over $8 million in sales.

In July of 2015 Morgan became a Broker Associate and opened a new branch office in Gateway called the “Sales & Information Center” located at 11900 Fairway Lakes Drive in Gateway. It is home to the Denny Grimes Team and a central Information Center where Gateway residents and visitors can stop by for refreshments and conversation.

Life Outside of Real Estate

  • Denny’s passions include teaching, traveling, running marathons and half marathons with Kristan Cole, his wife. On the more sedentary side, Denny enjoys movies and Broadway Plays.
  • Morgan is a member of the Caloosa Jeep Club and drives a blue Jeep Wrangler and her nickname is “Deuce.” The club gave her the name because her first jeep was a 2-wheel drive and she thought she was buying a 4-wheel drive jeep. Her new 4 wheel drive jeep is named “Deuce-X2.”
  • Her hobbies include boating, going to the beach, golfing, working-out and running.
  • Since its start, the Gateway Sales & Information Center has been the home of some of Gateway’s biggest events, conference center for various organizations and a reliable information source for Gateway’s residents & visitors.

Gateway Operations

A CDD is governed by its Board of Supervisors. Like all municipal, county, state, and national elections, the Office of the Supervisor of Elections oversees the vote, and CDD Supervisors are subject to state ethics and financial disclosure laws.

Gateway Services District is managed by a team who specializes in Customer Care, Operations, Project Management, utilities and maintenance. They keep the water flowing, maintain the recreation areas, keep the pool safe and clean and take care of all of the Districts needs. Many think about our District being similar to that of small city or county, this will give you an idea of the scope of management responsibilities of our team.

Benefits

There are several benefits, one is the CDD complements the responsibilities of community homeowner’s associations (HOAs). Another benefit is the CDD provides landowners consistently high levels of public facilities and services managed and financed through self-imposed fees and assessments. The CDD also ensures that these community development facilities and services will be completed concurrently with other parts of the development.
